Motion made by Dan Bickerstaff to approve the plans conceptually with the following conditions:

• Keep the same vocabulary on the canopy that is used on the roof
• Needs to have a pathway to connect to the street and green space
• Number of windows on the rendering don't match the floor plan
• Look at the piers and scale them in relation to the overall structure
• Depth of 2nd level porch should relate to the overall structure
• show material on the window trim
• Materials and colors need to be shown

The Planning Commisssion gave this project Schematic Design Approval with the condition that the DRAC's comments be incorporated September 3rd, 2021.

• Consider changing the material of the fence between the two units to the same wood material that is shown on the side of the house and the garage.
• Show the lighting plan in the final deign 
• Pathway to the sidewalk should be accessible
• Consider adding trees and landscaping at strategic locations
• Illuminate the horizontal panel on the side of the awning to mimic the roof.
